Project Stages
Initial Assessment
In this first phase, we conduct preliminary evaluations of the site or property. We will learn about your design goals, timelines, and budgets. Together, we'll create a detailed project brief and identify your design preferences to set a solid foundation
Creative Concept
The Creative Concept phase marks the start of the design journey. Through collaborative workshops, we develop architectural layouts, explore finishes, and identify design styles and influences.
Detailed Planning
During the Detailed Planning stage, we focus on refining the scheme. We will finalize internal layouts, select key finishes and materials for floors, walls, and furniture, and define lighting and M&E (Mechanical & Electrical) specifications for final approval.
Technical Specifications
With the design approved, we proceed to the Technical Specifications stage. Here, we prepare a coordinated, fully-detailed technical construction pack, covering all aspects of the build, including demolitions and new construction details.
Execution Plans
With construction details complete, we develop comprehensive finishes schedules and FF&E (Furniture, Fixtures, and Equipment) specifications for every area of the property. This includes designing joinery, sanitary, and electrical requirements for the tender process.
Tender Process
Following the completion of detailed design stages, we initiate the tender process. We collaborate with your design team to recommend the best contract form and suitable contractors. Together, we issue the tender pack and outline the construction program.
Preparation and Mobilisation
After appointing the contractor, we conduct workshops to review the design proposals in detail. We advise on specialist subcontracted elements and assist the contractor in mobilizing necessary resources.
Construction Management
During the construction phase, we work closely with contractors and the FF&E supply chain to ensure the successful execution of our design, including the installation and commissioning of all related FF&E.
Final Inspection and Handover
As the project nears completion, we inspect the site to verify all work. If required, we prepare a schedule of defects, suggest remedies, and assist the project manager in preparing and issuing the practical completion certificate.
